How the listings work

Listings come from the shared listing service that local real estate brokerages use to share homes for sale. Brokerages allow sites like this one to display each other's listings, and this site shows the listings shared through the New River Valley Association of REALTORS® and Roanoke Valley Association of REALTORS®.

The site checks for changes every 10 minutes. New listings, price changes, contracts and sales appear here as brokerages report them.

Every listing credits the brokerage that listed it, and links to its own page here with the full details. Some sellers choose not to have their homes displayed online, and those homes do not appear. The full disclaimer has the details.

How the numbers work

Every market number on this site comes from the same calculations, so the same question always gets the same answer.

• Medians, not averages. A median is the middle sale. One very expensive or very cheap home cannot move it much.
• Homes, not lots. Price statistics count houses, townhomes, condos and other homes. Land sales are left out because they would skew prices.
• The last 12 months, unless a page says otherwise, measured from today.
• Closed sales only for sold prices. Asking prices are labeled as asking prices.

Right now, that means a median Blacksburg sale price of $460,455 across 410 home sales in the last 12 months.

How the guides work

Guides cover the questions buyers, sellers and new residents ask most. Every fact that is not a market number comes from an official or primary source, such as Montgomery County, the Town of Blacksburg, Montgomery County Public Schools, Virginia Housing, the Code of Virginia and the U.S. Census Bureau. Each guide lists its sources and the date we checked them. If we cannot verify something, we leave it out.
