The 2026 rates

Two governments can tax a Blacksburg home. Montgomery County taxes real estate throughout the county. The Town of Blacksburg adds its own tax on real estate inside town limits. Rates are set per $100 of assessed value.

Inside Blacksburg town limits$0.81$0.26$1.07
Montgomery County, outside any town$0.81None$0.81
Inside Christiansburg town limits$0.81$0.14$0.95

The county rate rose from $0.76 in 2025 to $0.81 for 2026. The Board of Supervisors sets it each spring with the county budget. The Town's 2026 rate of $0.26 was set by Town Council in Ordinance 2113.

The Town of Blacksburg taxes real estate only. Cars and other personal property are taxed by the county, not the Town.

When a county due date falls on a weekend or legal holiday, it moves to the next business day. The county Treasurer takes payments in person at the Montgomery County Government Center, 755 Roanoke Street in Christiansburg, by mail, online and through a 24-hour drop box. A payment counts as on time if it is in the drop box by midnight or postmarked on the due date.

The Town mails its own real estate tax invoices. For the first 2026 installment, the Town charged a 10% penalty after June 5, 2026 and interest from July 2, 2026.

If your mortgage has an escrow account, your lender pays both bills for you from your monthly payment. Your settlement statement at closing shows how the current year's taxes are split between you and the seller.

How assessments work

The county's Commissioner of the Revenue keeps the assessment for every parcel, at 100 percent of fair market value. Virginia requires the county to reassess at least every four years. The Treasurer bills and collects the tax.

A new assessment is not a new bill on its own. The bill is the assessment times the rate, and the Board of Supervisors sets the rate each spring. If you are buying, ask what the home is assessed at today and keep the reassessment in mind when you budget for 2027.

Questions about an assessment go to the Commissioner of the Revenue at 540-382-5717. Questions about a bill or a payment go to the Treasurer at 540-382-5723.

Inside town limits, or not

The Town tax applies only inside Blacksburg's town limits. Mailing addresses follow ZIP codes, which are set by the Postal Service, so a Blacksburg address alone does not tell you which side of the line a home is on.

Before you budget, confirm whether a parcel is in town with the Commissioner of the Revenue or the Town. Town limits also decide whether the Town provides your water, sewer and trash pickup, and whether Town zoning applies. The moving guide covers utilities.

Tax relief and land use

Montgomery County offers real estate tax relief of 40 to 100 percent, depending on household income, to owners who live in the home and are 65 or older or totally and permanently disabled. For both programs, total household income cannot exceed $72,000 (excluding the first $10,000 of income for relatives living in the home, and for applicants with a disability, their own first $10,000), and net worth cannot exceed $210,000, not counting the home and one acre. Returning applicants file by March 1 each year.

The county also administers relief for veterans with a 100 percent service-connected disability and their surviving spouses, and for surviving spouses of those killed in action. The Town of Blacksburg has its own relief program for the Town tax.

Land of five acres or more in bona fide agricultural or horticultural production can qualify for the county's land use assessment program, which defers part of the tax. House sites are assessed at fair market value.

Other taxes homeowners see

Vehicles. Montgomery County taxes motor vehicles at $2.55 per $100 of assessed value for 2026, due December 5. The tax is prorated by the days you live in the county. After a move or a vehicle purchase, file the county's personal property change form with the Commissioner of the Revenue within 60 days.

At closing. Virginia charges recordation taxes when a deed and a mortgage are recorded, and a grantor's tax on the seller. The buying guide and the selling guide show the math.
