Owner listing terms.

In short

• Listing is free. We never charge you or ask for payment.
• You must own the home or be authorized by the owner to sell it.
• Everything in your listing must be true, current and yours to share.
• Describe the home, never who should live there.
• We review every listing before it is published, and we may decline or remove any listing.
• No one here is your agent or the buyer's agent.

Who can list

Owners of homes for sale in the Town of Blacksburg and Blacksburg mailing addresses, or people the owner has authorized to sell, such as a co-owner, a trustee or an executor. Homes must be for sale. Rentals, leases, rent to own offers, auctions and homes outside the Town of Blacksburg and Blacksburg mailing addresses are not accepted. One listing per home.

What it costs

Nothing. There are no listing fees, no commissions and no paid upgrades. We will never ask you for a card number, a deposit or any payment. If someone claiming to be us asks for money, do not pay.

Proof that you can sell

When you list, you confirm that you own the home or are authorized by the owner to sell it. We confirm your email address and check the address and owner against public county records. We may ask for more, such as a copy of a recent tax bill or a signed authorization from the owner, and we may decline or remove a listing if we cannot confirm it.

Accuracy

You are responsible for everything in your listing: the price, the facts, the description and the photos. Keep it current. When you accept an offer, mark it under contract; when it sells, mark it sold. Listings end after 90 days; we email you before then, and you can renew from your manage link. Buyers see this line on every owner listing: "Listed by the owner. Information provided by the owner and not verified."

Photos

Use only photos you took or have permission to use, of the home you are selling. No recognizable people, no personal documents, and nothing that shows another business's watermark. By adding photos, you allow this site to show, resize and crop them on your listing and in lists of owner listings for as long as the listing is up. You keep your rights to them. We remove location data from every photo. Your photos are deleted when you remove your listing, or 180 days after it ends.

Fair housing

Your listing must follow the federal Fair Housing Act and the Virginia Fair Housing Law. It is against the law to show a preference, a limit or discrimination based on race, color, religion, national origin, sex, disability, familial status, elderliness, source of funds, sexual orientation, gender identity or military status. Describe the home and its features, never the kind of buyer you want. For example, write "three bedrooms near the park," not "perfect for a young family." We screen every description and will ask you to change, or decline, any listing that does not follow these rules.

Buyer messages

Buyers contact you through a form on your listing. We send each message to your email with the buyer's address set as the reply. Your email address is never shown on the site; a buyer sees it only when you reply. Be careful: never send money or personal financial details to someone you have not met and verified, and never let anyone into the home whose identity you have not confirmed.

No agent, no advice

Listing your home here does not create an agency or brokerage relationship of any kind. No one at this site represents you or any buyer, negotiates for you, writes contracts or takes part in your sale, and nothing here is legal, tax or financial advice. You are responsible for your contract, your disclosures under Virginia law and your closing. A Virginia real estate attorney or agent can help.

Not part of the MLS

Owner listings are not in the multiple listing service. They appear only on this site, on their own pages and in their own list, and never mixed in with homes listed by brokerages. They are not counted in any market numbers on this site.

Review and removal

Nothing is published until we approve it. We may ask for changes, decline a listing, or take one down at any time, at our discretion, including when it is inaccurate, out of date, not for sale, not in the Town of Blacksburg and Blacksburg mailing addresses, or against these terms or the law. You can remove your listing yourself at any time from your manage link.

Your information

We keep your name, email, optional phone number, your listing and a record of your agreement to these terms, to run your listing and to reach you about it. We do not sell or share your details. Your phone number is used only if we have a question about your listing. We delete your listing's details 180 days after it ends or is removed. See the privacy policy.
