The land is zoned R-4 Low Density Residential (single-family detached homes only). The plat connects to where Progress Street meets Northside Drive and Claire Drive; variances allowed cul-de-sac streets, a longer block on Claire Drive and building the adjacent part of Progress Street without medians. An earlier plat for this area, approved in 2011, was never built. The Town CIP schedules Northside sewer replacement in 2026 to 2027 to add capacity for future development in the area.
