The project

The details.

The developer is LV Collective with Harrison Street as investment partner; Brinkmann is the general contractor. The Town rezoning (RZN-24-2, Ordinance 2062) changed General Commercial and R-5 Transitional Residential land to Planned Residential, with a companion alley vacation (ROW-24-2) and a conditional use permit for alley access to the townhome-style units (CUP-24-3). The 2025 amendment (RZN-25-3, Ordinance 2080) added the former Speedway gas station at 825 North Main Street and allows up to 869 bedrooms (about 265 per acre), with a second right-of-way vacation (ROW-25-1, Ordinance 2081). Town staff noted the density is above the Comprehensive Plan future land use designations. The Town record lists LV Hokie GP, LLC as contract purchaser.
